Many property owners fail to protest their property's valuation because they don't understand the complicated process, or may not have the resources to substantiate a claim their property is overvalued. In Nebraska, property value protests for the Douglas County Assessor and Sarpy County Assessor must be filed with the County Board of Equalization (BOE) between June 1st and June 30th of the year for which you are protesting. Determinations of protests are issued by the BOE during August. If you are still dissatisfied with your property's valuation, you have the right to appeal the BOE's decision to the Nebraska Tax Equalization and Review Commission (TERC) for further review.
